How long will it take for a decision on my application?

ritechoice property management will process your application within 24 hours, providing all your references can be contacted. We aim to work quickly so you can be in your new home sooner.  If we cannot contact your references or provide you with a decision within 24 hours, you will be kept well informed during this process.


I've been approved, so how much money do I need to pay?

When you have been approved for a property, your Property Manager will ask you to pay 2 weeks rent and bond in advance before you can take possession of the property. 


Can you connect my utilities for me, prior to moving in?

Yes we can arrange for one of our partners to contact you. rite choice property management and Connect now work together to make your moving process as easy as possible. We can arrange for a representative to contact you to handle all of your utility connections.


What happens if I do not pay the rent?

If a Tenant fails to pay rent as agreed and set out within their Residential Tenancies Agreement, legal action can be taken against the Tenant to recover any unpaid rent.The basic obligation of a Tenant is to pay the rent on time and in advance. If the rent is not paid by the agreed date, then the Landlord or the Property Manager may seek to end the tenancy.  If a Tenant fails to pay the rent by the due date then the Tenant is considered to be ‘in arrears’.


How often can the Property Manager carry out routine inspections?

Routine inspections can be carried out once every 3 months. You will be given 7 day’s notice prior to the inspection.  In the unlikely event of an emergency, the Property Manager may request access to rectify an urgent matter. A 24 hour notice of intention to inspect the property will be provided to the Tenant.


My fixed term lease has expired, can I just vacate?

No, under the Residential Tenancies & Rooming Accommodation Act, a Tenant must provide the Landlord 14 days written notice of their intention to vacate the property.


My lease still has 6 months to go, but I need to vacate, what do I do?

If you are currently still within a fixed term tenancy you will need to follow a break lease procedure.  If you decide to leave before the end of your fixed term agreement you are still responsible for the rent until another suitable tenant can be found or until the tenancy ends. You may also be liable for other costs such as re-letting the property and advertising.  If you require a full outline about associated cost and procedures please contact your Property Manager.


I have vacated the property, how long will it take for my bond to be refunded?

Your Property Manager has 10 business days to refund the bond from the day the lease concluded and key had been returned. If matters arise from the final inspection, your Property Manager will notify you immediately.  Your Property Manager will aim to finalise your Tenancy within a timely manner and have the bond promptly refunded.


If I do not agree with the final inspection report and the deductions from my bond what can I do?

At the final inspection the property should be in similar condition as shown on the original property condition report, allowing for fair wear and tear.  Should you not agree with the deductions to be made from your bond and you cannot resolve the issue with the Landlord through the Property Manager, then the dispute would have to be referred to QCAT and the issues will be resolved legally, allowing for a fair decision for both parties.


The property I am renting has now been sold. I have a fixed 12 month lease with 6 months still to run. What will happen to my lease?

Your lease agreement will take precedence in this matter. Any fixed term lease stays in place when a property is sold. As a Tenant you have the right to remain in the property until the end of your lease. The new owner takes on the same lease rights and obligations as the previous owner. There should be no disruption to your lease at all.
